The villa
The property, set among banana plantations, faces south and sits 160 meters over the sea.
It has generous spaces both indoor and outdoor, and it’s architecturally designed to offer stunning panorama views from each of its angles: from both of the living areas as well as the 3 comfortable bedrooms.
There are an infinity swimming pool, a modern gym with sauna and a professional and comfortable cinema room. The house has a beautifully kept garden with valuable mature trees and flora. It also has a garage for 2 cars with automated doors.

finnish sauna: the villa has a finnish sauna. Guests can improve their sauna bathing experience even more with a selection of essential oils. The use of sauna is upon request.

wi-fi internet: wi-fi internet available in all rooms and also in the garden and the swimming pool.
centralised sound system: the villa is equipped with a centralized audio system (aux and radio) in all rooms, including bathrooms, with individual volume controls. You can relax enjoying streaming music with Spotify.
bedrooms: all bedrooms are equipped with double bed, wi-fi internet, cable radio and private bathroom. All of them have private patios with flowers and direct access to the swimming pool and an amazing sea view. Bedrooms amenities: double bed (bedclothes prepared for your arrival), private bathroom, private garden patio with access to the swimming pool, wi-fi internet, centralized sound system (both in the room and bathroom), hairdryer, fresh bath and beach towels.
Kitchen: the kitchen is fully equipped (dishwasher, oven, coffee maker, stove, kettle, toaster, etc). Is also available a laundry room equipped with washing machine, iron and board.

Terms and conditions

I. Check-in time is from 15:00 and checkout time is until 11:00
II. Guest and Visitors must comply with all House Rules of the villa during their stay. House rules: 1) Smoking is not permitted indoors. 2) Pets are not permitted. 3) The limit on the maximum number of guests that can be in the Villa is 7. 4) Morning Star Villa is not suitable for children under 12 y.o. Guests in age between 12 y.o. and 16 y.o. are not allowed to use the following villa's facilities without adult supervision: a) the pc located in the office, b)the Cinema Room, c)the Sauna and d) the Gym. 5)Damages and breakages must be reported to the Owners. 6)Guests are liable for the cost to fix damages. 7)Parents or legal guardians are fully responsible for the damage occasioned by their minor child,; 8)The use of the fireplace is not permitted; 9)Vehicles should be parked in the Villa's garage. Vehicles may also be parked on the public road, as long as the access of other vehicles coming to and from the neighbours properties is not impeded; 10)The perimeter of the garden along the side facing the ocean has high embakements with overhanging walls, partially not protected by railings or hedges. For safety reasons Guests must keep a safe distance from this area; 11)Guests should not dig up, cut, break, remove, or take any bush, plant or flower of the garden. 12); Guests and Visitors are to dispose of garbage and recycling in the bins allocated in the garbage room, and excess rubbish must be left in public rubbish bins that are located just up on the road, on the right; 13) Whenever Guests are absent from the Property, they should close all windows and doors to maintain security and prevent wind, rain and water damage. Guests are also recommended to close the windows and the doors of the rooms in which they are not staying, in order to prevent lizards and insects to get inside of the Villa. 14)Guests should read carefully the quick users instruction for appliances, included in the house book, before using garage, cinema, gym and sauna.
III. Guests are legally obliged to take all reasonable and proper care of the property including gardens, fixtures, fittings, furniture, pictures and other effects in or around the property and shall leave them in the same state of repair and condition at the end of the rental period as found at the beginning. In the event of any damage to property or equipment during the stay, the Client is required to notify the Owner.
IV. € 250,00 Cautionary Deposit is required to cover costs resulting from the action or inaction of the Guests such as (but not limited to): the property being left in an unreasonable state, loss or non-return of keys, neglect or damage to the property, damage or loss of contents. The cautionary deposit will be refunded by bank transfer within 14 days of your departure from the property less any costs incurred. In the event of damages attributed to the Guests or a member of their party during their stay the Owner shall notify this to the Client as quickly as reasonably possible together with any evidence. The cost of any remedial action shall be deducted from the Cautionary Deposit and the balance refunded to the Client. In the event that the cost of rectification for losses or damage caused by the Client or a member of their party exceeds the Cautionary Deposit held, the Owner shall notify the Client of any additional amount owing. The Client is advised that the property Owner reserves the right to pursue recovery of any additional cost over and above the Cautionary Deposit.
V. The Client shall leave the property in tidy condition: this includes cleaning all cutlery and crockery and placing all rubbish in appropriate waste or recycling bins.
VI. the Owner can not accept any responsibility or liability for loss of or damage to any of the Client’s personal items, belongings or vehicles, however caused.35.4. The Owner shall not, except if caused by negligence, be under any liability to the Client or third parties for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred or arise out of or in any way connected with the rental.
